Terms of Service

These terms govern your use of StayHub — this website, the StayHub app for tenants and owners, and the StayHub Broker app for agencies, on your phone or on the web. They are written to be read. Using StayHub means you accept them.

1. What StayHub is

StayHub is a product of DevQuotient, a proprietorship registered in Raipur, Chhattisgarh, India (GSTIN 22HTZPS1732L1ZW). It helps people find a long-term rental home in India, helps owners let theirs, and connects both with property brokers.

There are two apps, each on Android and on the web. StayHub (app.thestayhubs.com) is for tenants and owners — one account does both. StayHub Broker (broker.thestayhubs.com) is for brokers and agencies, and needs a separate account.

StayHub is not a broker or an estate agent, and it is not a party to any tenancy, leave-and-licence agreement or brokerage arrangement made through it. We do not own, inspect or survey any property listed. We never collect or hold rent, a security deposit or a brokerage fee — those are paid directly between you and the other person.

2. Who can use it

You must be at least 18 and able to enter a contract under Indian law. You need an Indian mobile number; it is your account, so an account cannot be transferred to someone else.

If you use StayHub Broker on behalf of an agency, you confirm you are authorised to accept these terms for it.

3. Signing in

You sign in with your mobile number and a one-time code we send to it by SMS. There is no password and no email address. Your account is created the first time you sign in.

A code works once and only for a short time. Anyone holding your phone and the code can reach your account, so keep the phone locked and never share the code. StayHub will never ask you for it — not by call, message or chat.

You can see the devices signed in to your account and sign them out from the app. You are responsible for what happens under your account; tell us promptly if you think someone else has used it.

4. Credits and payments

Paid features on StayHub use credits. You buy credits in packs inside the app, in Indian rupees, with GST added at checkout. The price, the number of credits and any bonus credits are shown before you pay. Payments are processed by our payment partner, Cashfree Payments.

New accounts receive a number of free credits, shown in the app.

What credits are spent on. The cost of each is shown in the app before you confirm it, and we may change costs for the future:

Advertising a listing — keeps a listing live for 30 days. The ad renews automatically from your credit balance every 30 days until you take the listing down; if your balance is too low, the ad pauses. Boosting a listing — places it higher in search for a set period. Featuring a broker profile — for a set period (brokers only). Unlocking a lister's contact — lets a tenant see the owner's or broker's contact details and message them. Unlocking a lead — lets a broker see the name and number of a tenant whose requirement matches them. Unlocking an owner enquiry — lets a broker see the contact details of an owner who wants to hire a broker.

Credits once spent are used, whatever comes of the contact — they pay for the ad or the introduction, not for a tenancy. If a lead or listing is no longer available when you try to unlock it, you are not charged.

Credits have no cash value, cannot be transferred between accounts, and cannot be exchanged for money. Unused credits do not expire while your account is open and are lost when it is closed.

No refunds. Credit purchases are final and are not refunded, and credits once spent are not returned. If you were charged but your credits did not arrive, contact us and we will add them.

5. What “Verified” means

On a broker, Verified means our team has reviewed the documents the broker submitted — a government ID and, where they have one, their RERA registration certificate — and approved them. Brokers must be verified before they can publish listings or receive leads.

On a listing, Verified means our team approved it, or it was published by a verified broker.

It is not an endorsement or a rating. It is not an inspection of any property, a check of the owner's title, or a promise that a listing is accurate, priced as shown or still available. We may withdraw a badge at any time.

6. Listing a property

If you list a property, you confirm that you own it or are authorised by the owner to let it, that the details are accurate, and that the photographs are of that property. Brokers who record a landlord's name and number confirm the landlord has agreed to it.

Listings by owners, and by brokers who are not yet verified, are reviewed by our team before they go live.

A live listing is public. Its details, photographs and the address you enter can be seen by anyone, including people without an account. Your contact details are shown only to tenants who unlock them.

Keep listings current — mark a property let or take it down when it is no longer available. You may state lawful preferences, such as family or bachelors, but you may not exclude anyone on a ground prohibited by law.

7. Posting a requirement

A requirement describes the home you want — localities, budget, move-in date, size, who will live there and anything else you add. It stays active for a set period (currently 45 days) unless you close it sooner.

Verified brokers who serve the area see the requirement's details, but not your name or number. A broker who wants to help spends credits to unlock it, and then sees your name and number and can contact you. At most eight brokers can unlock any one requirement.

Do not put your phone number or other contact details in the free-text notes — those are visible to matching brokers before they unlock. Post only requirements you mean to act on.

8. Hiring a broker

An owner can ask brokers to let their property for them by sending an enquiry. Brokers see the property details you give; a broker who unlocks the enquiry also sees your name and number and can contact you.

Brokerage is a matter between you and the broker. Each broker sets their own charge, and StayHub neither sets it, collects it, guarantees it, nor takes a share of it. Agree the amount and what it covers before they begin.

9. Messages

You can message another user once contact is unlocked. Messages you send are stored so you can both see the conversation, and a preview of a new message may appear in the other person's notifications.

You can block a conversation or report it from the chat. Do not send anything you would not want the other person to keep.

10. If you are a broker

You confirm the documents you submit for verification are genuine and yours, and that you hold any registration the law requires of you, including under RERA where it applies.

Use a tenant's or owner's details only to help with the property or requirement they were unlocked for. Do not add them to marketing lists, share them, or contact them after they ask you to stop.

11. What you post

You keep ownership of the photographs, descriptions and other material you upload. You give StayHub a non-exclusive, royalty-free licence to store, resize and display it to operate and promote the service, for as long as it is on StayHub.

You confirm you have the right to give that licence, and that photographs of a property are of that property.

12. Things you must not do

List a property that does not exist, is not available, or that you have no right to let. Use photographs of a different property. Advertise a price you do not intend to honour.

Ask anyone to pay a deposit, token amount or fee before they have seen the property and the agreement.

Harass, threaten or keep contacting someone who has asked you to stop. Collect other users' details for any purpose other than the tenancy at hand.

Scrape the apps or the site, use automated means to create accounts or unlock contacts, or interfere with the security or availability of the service.

13. Moderation, suspension and closing your account

We may reject, hide or remove a listing, withdraw a Verified badge, or suspend or close an account that breaks these terms or that we reasonably believe puts others at risk. Where we can, we will tell you why and give you a way to respond.

You can delete your account at any time from Profile → Security in the app, confirmed with a code sent to your phone, or by email — see thestayhubs.com/delete-account. What happens to your data is explained there and in the Privacy Policy.

14. Availability

We try to keep StayHub working but do not promise it will be uninterrupted or error-free. We may change, suspend or withdraw features, and the apps update themselves to new versions.

Listings, requirements and match results come from what users tell us. We do not warrant that any of it is accurate, current or complete.

15. Liability

StayHub is not liable for the conduct of any user, owner, tenant or broker, for the condition, legality or availability of any property, or for any agreement you make. Satisfy yourself about a property and the person letting it before you pay anyone.

To the extent the law allows, we are not liable for indirect or consequential loss, or for loss of an opportunity to rent or let. Our total liability to you for any claim is limited to what you paid us in the twelve months before it arose.

Nothing here limits liability that cannot be limited under Indian law.

16. Indemnity

You agree to indemnify StayHub against claims, losses and reasonable costs arising from what you post, from your dealings with other users, or from your breach of these terms — except to the extent they arise from our own act or omission.

17. Governing law

These terms are governed by the laws of India. The courts at Raipur, Chhattisgarh have exclusive jurisdiction, subject to any right you have under consumer law to bring a claim where you live.

18. Grievance redressal

Under the Information Technology Act 2000 and the rules made under it, and the Consumer Protection (E-Commerce) Rules 2020, our Grievance Officer is:

We acknowledge a complaint within 24 hours and aim to resolve it within 15 days.

19. Changes to these terms

We may change these terms. If a change materially affects you, we will tell you in the app before it takes effect. Continuing to use StayHub after that means you accept the new version.
